The service
RentMaintain helps independent landlords coordinate repairs. Tenants report issues through a web form reached by QR code or link; landlords dispatch a repair vendor; RentMaintain sends text messages so everyone agrees on a time and knows when the work is done.
Mobile messaging terms
By submitting a maintenance request with your mobile number and checking the consent box, you agree to receive text messages from RentMaintain about that repair. Vendors agree with the landlord who hires them before being added. SMS consent is optional and is not required to submit a repair request or receive maintenance service. Without SMS, coordinate directly with your landlord by phone or in person.
Message frequency: transactional only — sent when there is activity on a repair. A typical repair generates 2–5 messages.
Message and data rates may apply. Carriers are not liable for delayed or undelivered messages.
Reply STOP to unsubscribe at any time; reply HELP for help. Consent to receive messages is not a condition of any purchase.
What RentMaintain is not
RentMaintain is a coordination tool. It does not perform repairs, employ or vet repair vendors, guarantee response times, and is not a party to the lease between landlord and tenant. Landlords remain responsible for their legal obligations to their tenants, including habitability and emergency repair duties under applicable law.
For a genuine emergency — fire, gas leak, flooding, or anything threatening safety — call 911 or your utility company. Do not rely on RentMaintain.
Acceptable use
Use RentMaintain only for genuine maintenance coordination on properties you own, rent, or are hired to service. Do not submit false reports or use the service to harass anyone.
Plans and billing
Your first property is free for as long as you keep it. For a second property and every one after it, the plan costs $29 a month or $290 a year, with no limit on properties. Early-access landlords get every property free for 60 days, with no card needed; after that the plan above applies.
The plan renews automatically at the end of each month or year, and your card is charged the plan's price then, until you cancel. Payment is handled by Stripe. You can cancel, change your card, or switch between monthly and yearly at any time in Settings, under Manage billing, without contacting us. When you cancel, the plan keeps working until the end of the period you've paid for and isn't renewed; periods already paid aren't refunded. Switching between monthly and yearly is charged or credited the same day for the difference. If we change the price, we'll tell you at least 30 days before it applies to you.
Phone calls
The RentMaintain repair line is answered by an automated assistant. Calls are transcribed — turned into text as they happen — and callers are told so at the start; they are not recorded as audio. A transcript is kept with the repair it concerns. Callers RentMaintain doesn't recognize are asked to press a key first.
The assistant calls a vendor only when a landlord asks it to, and only a vendor the landlord has confirmed agreed to automated calls; landlords are responsible for having that agreement. Calls to vendors are made only between 8am and 9pm, the landlord's local time. A vendor who says on a call that they don't want these calls isn't called by the assistant again.
AI summaries, translations and records
RentMaintain uses an AI model to summarize and translate reports, to answer a landlord's questions about their repairs, and on phone calls. It can be wrong: check anything important against the tenant's own words, the photos and the timeline, which are always kept alongside. Inspection records, and dates such as the deposit-statement date RentMaintain shows, are there to help you keep good records — they are not legal advice.
Your records
The repair records in your account — requests, messages, photos and costs — are yours. You can export them at any time: the maintenance log as a spreadsheet, the photos as a ZIP.
If you stop paying, your account moves to the free plan. Everything already on file stays available to view and export, and your first property keeps working; other properties stop taking new reports until you resume. If you close your account, we keep your records for 90 days so you can download them, then delete them.
Availability and liability
The service is provided "as is" without warranties. We are not liable for property damage, delays, or costs arising from repairs coordinated through RentMaintain. Our total liability is limited to the amount you paid us in the preceding twelve months.
